Who it's for

Built for trade contractors who price commercial work.

Tendering trade contractors

More tenders than hours.

You're pricing commercial work every week and takeoffs are eating your nights. Send the drawing set; get back a quantity schedule you can price in an hour, and hand us as much of the rest as you want to let go of.

Stepping up into commercial

First commercial tender?

You're chasing commercial work you haven't priced before. We measure the package, hand you commercial-basis quantities and crew hours, and stay with you through the submission, so you can bid with confidence instead of guessing.

Trades we measure: carpentry, joinery, fitout, demolition & strip-out, ceilings & partitions, flooring, painting, tiling, glazing, wall linings, plus more on request.

How it works

Drawings in, tender-ready package out.

01

Send your drawings

Email the tender drawing set and tell us how far you want us to take it. You'll have a fixed-fee proposal within 48 hours, quoted off the actual plans. No hourly rates, no obligation.

02

We measure, then verify

Measured in professional takeoff software with AI-assisted counting, never hand-scaled. Then every quantity is checked line-by-line by a trade-qualified estimator before it ships. That verification is the product.

03

Bid with the numbers behind you

Your quantity schedule, crew hours, marked-up drawings and assumptions page land within 48 hours of payment and a confirmed complete drawing set. Add a priced bill or a full tender package as you need them.

What lands in your inbox

Everything you need to defend the bid.

Every takeoff comes back as a complete package, not a bare list of numbers.

  • Quantity schedule (.xlsx) Your working pricing document, formulas intact.
  • Colour-coded marked-up drawings (PDF) See exactly what was measured, and where. Full traceability.
  • Assumptions & exclusions page The precise scope of what was measured, in writing.
  • Labour-hours schedule (crew hours, standard) Crew size × elapsed days, production-rate basis stated per line.
  • Engagement terms Scope, one revision included, liability cap. No surprises.

Drawing revision and date recorded on every page of every deliverable, so there is never a dispute about which drawings were measured.

Services

Four rungs. One verified measure underneath.

Almost every client starts at the first rung, because measurement is where trust gets earned. From there, take as much of the ladder as you want off your desk. Each rung stands on the same verified numbers, so nothing has to be rebuilt as you go up.

01 Quantity takeoff

Measure the package

Your trade package measured from the drawing set: a quantity schedule you can price straight off, colour-coded marked-up drawings so you can check every number against the plan yourself, and the crew hours to build it, with the production-rate basis stated on every line. Drawing revision and date on every page. Crew hours come as standard, not as an extra. This is the lead service and the record everything after it rests on.

02 Tender support

Assemble the submission

A full bill of quantities with rates, extensions and preliminaries when you want the whole thing priced, built from your own rates or a recognised published library. Then the submission itself: inclusions and exclusions set out the way a head contractor expects to receive them, with the qualifications written down instead of assumed. What you send reads as considered, not rushed at 11pm.

03 Contract support

Before you sign

Winning is where the risk usually starts. We check that what you priced is what you are being asked to agree to, and we can bring in specialist construction-law support when a contract needs review, coordinated around your deadline. The legal advice comes from the specialists; our part is the numbers, the timing, and making sure the review actually happens before you sign.

04 Once you are on site

Keeping the margin you priced

Most contractors lose more on a job after they win it than they ever lose bidding it: the variation agreed verbally and never priced, the extra couple of hours nobody claimed, the delay that was never put in writing. We prepare and serve your progress claims, keep the variation register straight, price the variations, and put the delay claims together. Because we measured the job at the start, we can prove what was in the original scope and what was not.

Urgent 24-hour turnaround available on request.

Pricing

Straightforward pricing.

Fixed fee, quoted off your drawings before you commit. Most single-trade takeoffs land between $900 and $2,500 + GST. Priced in 48 hours.

Every job is quoted as a fixed-fee proposal off the actual drawing set, so the number you accept is the number you pay. Crew hours are included in every takeoff. Work beyond that (priced bills, a full tender package, support once you are on site) is quoted the same way, off what is actually in front of us.

Why not an offshore takeoff mill

Human-verified is the product.

Plenty of services will sell you numbers measured by someone who has never stood on a site, and none of them are anywhere to be found once the tender turns into a contract. Every Innovate schedule is verified by a trade-qualified estimator who has priced and physically built this work, every quantity traces back to a marked-up drawing you can audit, and the same people stay with you through the pricing, the submission and what comes after it. Australian, accountable, and checkable line by line.
